                                 So How Does Infrared Thermal Imaging Work ? 

When the sun heats up the roof surfaces during the day through radiation, it  heats the surfaces above and below the roof membrane and retains the heat until the sun goes down. As the surface cools in the evening any moisture or wet insulation below the surface will retain the heat much longer. This heat differential between the surface and below the surface shows explicitly through the infrared lenses a temperature range and gives a digital photo of what the surface looks like. If there are any obvious conflicts then the Thermographer will mark the areas with fluorescent paint outlining the areas of concern. A non destructive moisture meter/and or probe is then used to verify moisture content. The next step is to take a core analysis of the section for visual inspection and photos. Samples are then retained and numbered for each section so corrective actions can be made based on the findings. Finally the Thermographer will diagram the entire area and locate on the drawings the exact locations and recommend corrective actions.

                   Why Should I Use Infrared Thermal Imaging In Lieu Of Just Patching?

A roofing technician can not always immediately find a leak by visual inspection. There are too many variables in most cases that make leak detections very difficult. For example : Most flat roofs start with a metal deck then a rigid board insulation is mechanically attached to the deck followed by the roof membrane or roof system. When a leak develops, the water enters below the membrane and then saturates the insulation. Any excess moisture then flows on top of the flues in the deck and can travel 20 feet or more before it reaches the interior or ceiling grids. Occasionally the water can travel even further if it lands  on a steel beam or girder. Another classic scenario is a building with two roofs in place. Water gets trapped between the two roofs and can travel 20,30,or 40ft before it ever shows up inside. When this happens moisture can  often stay trapped undetected for years and will cause premature roof failures. This is the most common reason for roof failures. Wet insulation loses it's thermal resistance and a direct result is higher heating and cooling expenses. Encapsulated moisture can also allow mold to grow undetected and we've seen instances where air conditioning return air vents pull the mold spores into the occupied areas causing allergies and breathing difficulties.
